The second is that the investment property you are selling sounds like it is a Rehab or Fix n Flip. For example, if I lived in my primary for 1 1/2 years, then husband and wife exemption will be 75% of $500k ($250k for single).

No, I don agree with that. There are some provisions for "prorating" the exclusion amount such as death, forced relocation due to job, military service, etc., but not just selling property. Here is a quick blurb from my research software:

The first is that you have only owned and lived in your primary residence for 18 months. The tax free exclusion for primary residences falls under Section 121 of the Internal Revenue Code. You can exclude up to $500,000 in capital gain on the sale of your primary residence as long as you can say that you have owned and lived in the property as your primary residence for at least a total of twenty four (24) months out of the last sixty (60) months. Unfortunately, 18 months does not qualify, and there are no prorations based upon what you have indicated in your post.
